Immediate Answers to Frequently Asked Property Owner and Investor Questions

Q. How quickly will you be able to get my property rented?
A. There are many factors that determine “time on market”. Depending on the Season,  Location and Condition we are usually able to successfully get a lease signed within 30 days.


Q. How will you screen my tenant?
A. One of the most important steps in securing a tenant,  we rely and partner with our software provider Appfolio who obtains information on each applicants credit score, credit history and public records from Experian, the leading national credit bureau. Experian® RentBureau® rental history - tenant records are pulled from hundreds of national, state, and county court records that contribute to the national instant database, including filings and those records without a judgment. Results will vary according to restrictions placed on reporting by the different court jurisdictions and will include the last 7 years.

 

Details can include defendant name, plaintiff name, filing date, case number, court location, judgment amount .Criminal records are pulled from hundreds of national, state, and county court records that contribute to the national instant database, including Megan's Law registered Sex Offender check and OFAC terrorist watch list. Results will vary according to restrictions placed on reporting by the different court jurisdictions and will include the last 7 years. Details can include name, date of birth, date of the offense, description of the offense, court location and case status. In addition your property manager will communicate and confirm each prospective tenants past landlord, employment and references whenever valid and current information is provided.


Q. Can you please send me the tenants credit report?
A. Unfortunately, the Fair Credit and Reporting Act prevents us from allowing anyone other than the tenant to see this report.


Q. How soon will my new tenants be moving in?
A. We can accommodate tenants at any time of the month.  It is normal for leases to begin on the first day of the month however, we are able to accommodate move ins  based on the availability of the home and the needs of the tenant.  We are prepared to handle pro-rated rents for mid-month move ins.


Q. How do you handle repairs?
A. Our tenants portals are available to your tenant 24-7, 365 days of the year!  We encourage tenants to report maintenance needs on line but are also available via telephone.  We will evaluate the need of the repair to determine if we need an emergency service dispatched. We are prepared and knowledgeable and have a time trusted vendor base to service your property. 

 

Per your management agreement with us we will notify you in advance of any repair for approval unless it is a Habitability,  Fire or Flood emergency, in these cases we are ready with 24-7 service! We do ask that you give us approval to handle jobs up to $200 without prior approval.

Q. Can I do my own repairs?
A. Yes, you can, whenever convenient for you and timely for your tenant.  In the case of an emergency it is not always possible to coordinate.  When this occurs, we will be ready to dispatch one of our vendors.

Q. My property needs some work before a new tenant can move in. Can you help?
A. Yes we can.  We provide minor spruce-ups to impressive remodels.  Our vendor base of professional contractors and skilled tradesmen as well as handymen can take care of any size of job keeping your investment in mind to quickly turn around your property for occupancy.

Q. When do I get my rental proceeds?
A. Rent is collected on the first day of every month but includes a grace period for the tenant to pay as late as the 3rd day of the month.  We are able to clear funds and turn around payments to our clients by the 15th day of each month.

Q. What if my tenant doesn’t pay?
A. We will notify you and then start the process to inform the tenant, post notices and use every method we have to collect rent an late fees prior to an eviction.  We escalate non-paying tenants to an emergency level and follow the laws to protect you.
