Q. When is my rent due?
A. Rent is always due on the first day of each month and will be considered late with late fees applied starting at 4 PM on the 3rd day of the month.  No exceptions

Q. What forms of payment do you accept?
A. Each tenant will be provided a secure tenant portal where rents can be paid 24-7 on line each month or they will be able to set up as an automatic payment.  We also accept checks, money order, or certified funds mailed or delivered to our office. We offer a secure drop box for after hours and weekends.


Q. How do I request maintenance?
A. Each tenant will be provided a secure tenant portal where maintenance requests can be ordered 24-7.  They will automatically be directed to the appropriate property manager.  In addition, we are available via telephone and text.


Q. What if I have an emergency maintenance request?
A. Each tenant will be provided a secure tenant portal where EMERGENCY service can be reported  however in a case of immediate need your property manager will be available by telephone.  WE classify “emergency” as Fire- Flood- Blood.


Q. How long will it take for a repair to be made?
A. We will issue a work order to our vendor who will make contact with you, normally within 24 hours. If they can not reach you they will leave a message and a call back number.  You will be able to coordinate the repair with the vendor according to your schedule in most cases.


Q. What happens when my lease is up?
A. 30 days ( or sooner) before the end of your lease you will let us know if you desire to extend your lease or if you are planning to move.  We will either work with you to extend the lease or will help you with your move out requirements.  Unless you extend your lease you will be expected to vacate the property on or before the last day of your lease.


Q. I am moving out, when will I get my deposit back?
A. Our lease states that we have 60 days to return your Security Deposit disbursement.  Depending on the condition of the property and the payment status of all final utilities we can often return your proceeds sooner than this 60 days.
